MacroPlan’s national team actively monitor property development trends. The below map takes a look at the South-East Queensland market, specifically tracking development applications in Gold Coast City.
In our previous edition, we identified a spike in Multiple Dwelling applications in Brisbane City prior to the introduction of their new planning scheme (Brisbane City Plan 2014, see here). Similarly, a spike in Material Change of Use (MCU) applications was recorded in the week prior to the City Plan 2015 adoption on 2 February 2016.
The map below highlights these MCU ‘hot spots’ for the past 11 months. In the current financial year-to-date Southport is leading the way followed by an unusual record of 55 applications for Tallai. Interrogating the data further, we find that the result for Tallai reflects supportive provisions under the previous planning scheme for a secondary dwelling as Code Assessable development. Perhaps unsurprisingly these provisions no longer support the same type of assessment.
