Brief: Planning proposal and justification to rezone industrial land to permit medium residential in The Hills Council Local Government Area.
Methodology: MacroPlan provided all planning advisory and prepared the planning proposal to justify rezoning a 1 hectare site from IN1 General Industrial to R3 Medium Density Residential. To ensure the application was consistent with the adjoining development standards for residential land, the planning proposal also sought to reduce the maximum height of building from 16 m to 9 m; deleted the maximum Floor Space Ratio; and reduce the minimum lot size from 4000 m² to 700 m².
Result: MacroPlan delivered a comprehensive planning proposal for the rezoning of land at 221 North Rocks Road from Industrial to Residential. The planning proposal was approved by the NSW Gateway 8 March 2013. The legal amendment to The Hills LEP was finalised on 1 August 2014.
