Project name: Heathcote Ridge Economic Cost Benefit Analysis and Policy Assessment

Location:‘Heathcote Ridge’, West Menai, Sutherland Shire (NSW)
Brief: Undertake Economic Cost Benefit Analysis and Policy Assessment to support development of a State Significant Site (SSS). Heathcote Ridge is an area of approximately 850 ha of mostly vacant bush land, zoned ‘1(b) Rural (Future Urban)’ under the Sutherland Shire LEP 2000.
Methodology: Detailed examination of economic benefit of a master planned community comprising residential, commercial public open space and conservation land. MacroPlan prepared a report which clearly outlined the proposed project and its relevance to the delivery of key government policy objectives and SSS criteria. The report also compared Heathcote Ridge to other development projects, classified as state significant.
Result: Heathcote Ridge SSS is being assessed by the NSW Government and a Voluntary planning agreement is being finalised (at August 2014). When concluded, Gandangara Local Aboriginal Land Council will have permission to deliver the following:
- 182.7 hectares of residential land, approximately 2,400 dwellings;
- 51.4 hectares of employment land, proposed to provide approximately 4,700 jobs;
- 566 hectares of conservation land;
- 17.2 hectares of sportsfields and other open space; and
- New roads, bridges and community facilities.
