Brief: An opportunity was realised for short-stay accommodation product at Stockland’s North Lakes mater planned community – approximately 30 kilometres north of Brisbane CBD and 50 kilometres south of Caloundra.
MacroPlan was engaged a private developer to prepare a supply and demand assessment for the current and future provision of serviced apartments within the Moreton Bay region.
Methodology: The serviced accommodation supply was measured against underlying demand to determine the market gap. Demand was quantified by investigating the following:
- Domestic and international visitor nights;
- Tourist accommodation preferences and place of origin;
- Local traffic estimates;
- Drive time catchments;
- Industry / business outlook; and
- Infrastructure investment.
Result: The supply and demand assessment revealed there was a strong basis to develop serviced apartments in the Moreton Bay region, particularly within North Lakes. The presentation effectively served as a communication / key messaging piece to hotel operators.
