Macroplan was engaged by Transport for NSW to provide market research addressing the potential redevelopment of the Broadmeadow Locomotive Precinct located in the suburb of Broadmeadow in Newcastle.
Following a background literature review and site inspection, our team prepared a comprehensive market demand and supply assessment considering multiple land uses being considered as part of the redeveloped precinct. This included residential, seniors living, retail, short-stay accommodation and commercial uses.
Our assessment examined the likely market potential for each of the candidate uses, including likely sizing, market timing, key success factors and risks. Our team also prepared a preliminary feasibility study, which provided inputs to a more comprehensive feasibility assessment.
Our assessment informed the preparation of a concept masterplan for the precinct, including the overall use-mix and staging of the precinct.
